It seems like we have a lot of organizing to do, and we're developing a core group of leaders who are interested and qualified enough to really do this right. What do you guys think about putting together a kickoff meeting where we can all talk in person and perhaps assign some preliminary roles?

I would be happy to sit down and explain the process we are going through to redevelop the University Ave site with the Annie E. Casey Foundation and the Center for Working Families. There are 32 acres there that are going to transform our community.

In fact, we are working on creating study groups for the site right now, and we will hold an international design competition in the Spring of next year. If you are interested in joining any of the study groups, also let me know. I'll put you in touch with the people in charge.

I keep seeing postings where people are offering their services, so I thought we needed a way to organize them all at a glance. With that in mind, I have created an "Areas of Expertise" link on the left menu that takes you to a page where everyone can help us know who they are and how best they can contribute their services. This will also help people understand where everyone is coming from. Click here to add yours!

Yes I think the Appreciative Inquiry idea is wonderful, as I participated in this process on several of the projects currently in development in the area. It really helps people get on board with a project when they are part of the initial process. I would be happy to play a major role in the meeting if someone with expertise in this area would take the reins.

I'm willing to help w/ architectural services (as long as it doesn't interfere w/ my job!) I know there are at least a few other architects in the area who may also be willing to help.

a quick way to get a general answer and include those who may not be able to make it to a meeting could be some sort of an online survey. I don't know how to set that up but surely someone does.

That property was purchased by the Annie E. Casey Foundation and there will be an international design competition put on by the AEC Foundation in collaboration w/ Georgia Tech for the programming and design of the 31 acres. There was mention of it at a neighborhood meeting and they are requesting input and collaboration from dedicated neighbors. The woman at Georgia Tech who is in charge of selecting community members to participate handed out applications. I got it online and faxed mine in. The application is to be part of the course to prepare citizens for participation in this process. It's something that is a decent commitment- every other Saturday for a few months- but this site has a huge impact on our community and it well worth the time. I still have had no response and neither have 2 others who I know that submitted applications as well. Does anyone know anything about the status of that program?
This enormous project could have a lot of bearing on our area- a big influence on the "make or break" factor. It is absolutely necessary that this is well planned and designed. With the beltline bordering the whole south side of that site, there is major potential there. It is an exciting project!

Do any of you know what's going on with that Huge property on University just off of 75?

okay this might seem like i'm going nuts on this. but if we could have an appreciative inquiry meeting a month from now to include all interested neighbors- we could get them out polling/interviewing their neighbors.

One key is to set a deadline and scope for the data collection, otherwise it may take on a life of its own or feel "too big" for anyone to tackle.

If folks begin offering input on this I'm glad to take the point.

also, you might ask Michael Johnston on this, but the laudro mat spot had some legal issues because the chemicals that "might" be in the ground carry an unlimitted liability. I'm not sure the exact wording but the gist of it is that if 30 years from now they discover a harmful chemical underneath the building, any and every owner along the line could be liable. I;m sure the law will evolve on this, but we'll want an expert ruling this out early on

I've met with Tony from Octane and he is glad to share how they started out. Unfortunately they are now in the big leagues enough that the next (2nd) location for them will need to be higher dollar/higher traffic than their current spot. I think the best we can do is learn from tony and octane and look for a group/person who is in the same place they were 2 days ago.

I think a C-Corp is a great way to go. And your thought on several small shares is spot-on tracy!

The only thing I would add is a way of including as many shared values of neighbors in the beginning. Tracy, you may remember the appreciate inquiry stuff that we did with the ACHOR center. Robbie, others, are you familiar with Appreciative Inquiry. Now, I'm not gung ho on a ton of meetings but i think we could do well at the onset to inform the "shareholders" and "board" of the C-Corp with the most diverse/inclusive neighbor vision possible, and that something like Appreciative Inquiry would get us there. it would also help the business plan because we could demonstrate a wide investment/customer base.

I was also picturing Octane, and that's a great idea about bartering with tradesmen. In fact, if we had enough community involvement we might be able to build out for materials cost. We could offer that as an incentive to a prospective operator. I have a client/friend who ran a coffee shop for years and is closing on a house on Woodbourne Friday. He might be a good resource.
